Goodwin Living Develops Third Life Plan Community in Northern Virginia

When Goodwin Living™ welcomed Hermitage Northern Virginia – now The View Alexandria by Goodwin Living – into our organization in August 2022, we did so with the thought of providing more quality retirement options to older adults in our region. The vision was clear: create a place that reflects the vibrancy, wellness and connection that older adults desire with a deeper integration of nature and space. That vision is coming to life through Goodwin House Seminary Road (GHSR), the newest addition to the Goodwin Living array of senior living communities. Due to open in 2029, GHSR will share land with The View Alexandria.

Recently approved by the City of Alexandria Planning Commission and City Council, GHSR represents the future of senior living in Northern Virginia. Like its sister communities, Goodwin House Alexandria (GHA) and Goodwin House Baileys Crossroads (GHBC), GHSR is designed for those who never stop living, giving and growing.

What to Expect from Goodwin House Seminary Road

Designed for older adults ages 55 and above, Goodwin House Seminary Road will blend modern luxury with Goodwin Living’s nearly 60-year not-for-profit mission of service and excellence. Our goal for GHSR is to weave technology, hospitality and creativity into everyday living, delivering exceptional convenience, meaningful connection and an inspiring and purposeful resident experience. These are increasingly proven to be core ingredients to quality of life and a healthy lifespan.

Featuring a full continuum of care with independent living, assisted living, memory support and nursing care, Goodwin House Seminary Road will bring the security of the lifecare financial model to its residents. Our lifecare contracts factor future care costs into the fee structure, so monthly fees increase annually though not when residents transfer to higher levels of living.

GHSR will feature 217 spacious Independent Living residences, including two-bedroom and two-bedroom-plus-den floor plans with premium finishes and smart home features. Advance sales for these 217 Independent Living apartments begin this August.

Integrated Wellness and Amenities at Goodwin House Seminary Road

From activities that create community to programs that nurture the soul to amenities that stimulate brain and body health, our new campus will put wellness at the heart of our vision.

  • Rooftop green spaces and dramatic skyline views of Washington, D.C. and Northern Virginia
  • A wellness spa and center which includes a state-of-the-art fitness facility, indoor pickleball and sports courts and an aquatic saltwater indoor pool
  • Wellness and fitness programming ranging from Tai Chi to Adaptive Parkour for Longevity, a unique movement class inspired by the principles of parkour teaching residents how to move with confidence, improve balance and build everyday agility through fun, low-impact obstacle navigation and spatial awareness techniques
  • Campus-based experiences, curated events off-campus and coordinated trips to nearby concerts, performances and events
  • A creative hub that includes a studio for ceramics, sculpture and printmaking, rotating artist-in-residence led courses and intergenerational collaborations with local schools
  • An urban arboretum softscape around the campus’s two towers that will be a curated fusion of botanical beauty and creative expression, designed to promote wellness, reflection and cross-cultural connection
  • Casual as well as upscale dining venues that offer chef’s tables, “sips around the world” guided tastings of wines and other alcoholic and non-alcoholic specialties, and farm-to-table experiences

  • Rooftop green spaces and dramatic skyline views of Washington, D.C. and Northern Virginia

Goodwin Living Builds the Future with Trusted Partners

Goodwin Living opened its first retirement community in 1967. Nearly sixty years later, we are undertaking the most significant investment in our history in the neighborhood where we began our service to older adults. It’s our way of honoring our roots while we invest in the future.

As a mission-driven organization, Goodwin Living has always prioritized thoughtful planning. We are grateful the City of Alexandria has been so collaborative and supportive of this investment in the West End of Alexandria and bringing more retirement community options to older adults in Alexandria and the National Capital Region.

This LEED Silver certified project is being designed by a team of highly experienced consultants. Perkins Eastman, Hord Coplan Macht and Parker Rodriguez are the architect, interior designer and landscape architect respectively. All facets of the project will be designed to a high standard to ensure excellent quality throughout the development.

The project is also being supported by Whiting Turner, who is actively providing preconstruction services to ensure the project remains on budget and is designed to be efficient and easy to build. Both Whiting Turner and Perkins Eastman have been key and trusted business partners in construction and expansion projects for Goodwin House Alexandria and Goodwin House Bailey’s Crossroads.

The entire GHSR community will be built in a single phase, with construction expected to begin as early as December 2027. Once underway, construction is anticipated to take approximately 26 months to deliver the first residences, with the full project completed in about 32 months. Reservists will be welcomed into their new homes beginning in 2029.

Andrew Cretal joined Goodwin Living in 2024 and serves as the Managing Director of Real Estate. In his role, Andrew directs real estate and other development activities in the Washington DC region. He partners with Goodwin Living team members to collaboratively provide input to designers and other consultants to execute on the vision of GL developments. Before joining Goodwin Living, Andrew acted in leadership roles to develop institutional grade multifamily projects for national development companies. Andrew currently serves as co-chair for the Housing Local Product Council at the Urban Land Institute. He is a member of the National Multi Housing Council and a Regional Advisory Committee Member at Apartment Life.
