Fitch Affirms BBB+ for Goodwin Living; Outlook Upgraded to Positive

Not-for-Profit Senior Living and Health Care Organization Serves 4,000 Older Adults Across the National Capital Region

(Alexandria, VA) September 14, 2026 – Fitch Ratings reviewed and affirmed Goodwin Living™ rating of BBB+ while upgrading its outlook to Positive. Goodwin Living is a not-for-profit, faith-based senior living and health care services organization in the National Capital Region.

“We are pleased that Fitch has once again affirmed a BBB+ rating for Goodwin Living,” said Xan Smith, Goodwin Living Chief Financial Officer. “This rating recognizes our strong balance sheet, strong occupancy across all levels of living, solid cash flow and healthy operations.”

Fitch reported that the revision of Goodwin Living’s Rating Outlook to Positive reflects Fitch’s expectation that GL’s performance will continue to strengthen due to high occupancies and better expense controls leading to a stronger financial profile. 

Commenting in its release, Fitch noted that despite competition from multiple other life plan communities in the Northern Virginia market, Goodwin Living’s occupancy at higher levels of living – assisted Living, memory support and skilled nursing – “are notably strong, averaging 94%, 95% and 98% occupancy, respectively, in FY25”. Fitch further stated that Goodwin Living’s “high occupancies and long waiting list reflect its affordable price points and good regional reputation.”

One of the “Big Three” credit rating agencies, Fitch undertakes comprehensive reviews as well as periodic paper reviews. Fitch conducted a paper review of Goodwin Living and reaffirmed BBB+ rating. The key rating factors include revenue defensibility, operating risk and financial profile.
